We periodically send out relevant neighborhood information via an email blast. If you are not on our email list and would like to receive the updates, please let us know!
IThere are 634 single-family homes in the Maple Hill neighborhood.
Our fiscal year runs from January 1st through December 31st.
Our 2025 HOA dues are $57 per month.
Our 2026 HOA dues are $60 per month.
How to Pay Dues
Maple Hill HOA dues are due monthly in the amount of $60 (for 2026) on the 1st of each month. You will receive a paper invoice in the mail in late December each year.
1. Online portal (credit/debit card or eCheck)
You can register for our owner portal here: https://summit.cincwebaxis.com/
Click “Register” in the upper right corner.
Complete the requested information using your property address.
An approval email will be sent once your registration is processed, and then you’ll be able to make payments and view your account.
Current portal convenience fees are:
eCheck/ACH: $2.99 per transaction
Credit or debit card: 3.5% of the payment amount
2. Bill pay through your bank (often free)
You can also use your bank’s online bill pay, which is typically free of charge through most banks.

Please be sure your property address is included in the memo line or account/reference field so we can apply the payment correctly. Your bank will mail a physical check to our P.O. Box, so please allow a few extra days for mail time.

Common Areas & Amenities (What Your Dues Pay For) - How They Work
Pool & Pool House
Access: Entry is by electronic key fob issued through the HOA (waiver must be on file first); Request or replace a fob through the homeowner portal (first free of charge; $25 replacement fee); Account must be in good standing.
Rules: Trespassing will not be tolerated - we have security cameras; No sharing fobs; No glass, no smoking/vaping; Non-Swimmers must have a guardian within an arm's reach in the water with them at all times; Guests are welcome but must be accompanied by a homeowner and are limited to four (4) per household.

Natural Area
Access: Open to residents for walking, relaxing, or enjoying the scenery.
Rules: Stay on pathways to protect vegetation; No dumping yard waste or debris; Pets must be leashed & pet waste must be picked up.

Trails & Open Spaces
Access: Available dawn to dusk; no access control.
Rules: Keep bikes to designated paths; No motorized vehicle;, Clean up after pets.
Common Area & Monument Sign Landscaping
Access: Decorative/common-use landscaping only; not for resident modification.
Rules: No planting, removing, or altering anything without ARC approval. Report sprinklers or lighting issues through the portal.
Irrigation Systems
Access: HOA-maintained; not homeowner-controlled.
Rules: Do not adjust valves, clocks, or sprinkler heads; Report leaks, runoff, or malfunctioning zones to management.
Dog Waste Stations
Access: Open to all residents.
Rules: Use bags provided; dispose properly, Don’t leave full bags on trails or open space or near the receptacles.

Snow Removal (Common Areas Only)
Access: HOA clears sidewalks and pathways in common areas. The City of Fort Collins handles the streets but are not typically on their route.
Rules: Homeowners and their tenants (if applicable) are responsible for their own driveways and sidewalks bordering their property (per city code). Report icy common areas to management.

Mailboxes
1. Mailboxes Are USPS-Controlled
The cluster mailbox units at Maple Hill are owned and controlled by the U.S. Postal Service, not the HOA.
That means:
USPS provides the keys
USPS handles lock/box repairs
USPS handles replacements if keys are lost
The HOA isn’t allowed to rekey or issue keys.
2. Getting Keys as a New Owner
A new homeowner should receive mailbox keys from the seller at closing.
If the seller didn’t provide them (happens more often than we’d like), the new homeowner must contact:
Fort Collins Post Office (or the correct local USPS branch for their address) and request a lock change + new keys.
NOTE: USPS usually charges a small fee (commonly $25–$40) and provides two keys after rekeying.
3. Lost Keys
If a resident loses their keys, same deal:
Contact USPS
Request a lock change
Pay USPS directly
Receive new keys
4. Damaged Mailbox Doors / Broken Locks
If a mailbox door or lock is damaged, USPS must repair it.
If the entire cluster box unit is damaged (vehicle hit, vandalism, failing structure), the HOA typically replaces the unit, but USPS still handles the locks and keys.
5. Parcel Lockers
Packages that don’t fit in a standard box go into a parcel locker, and USPS leaves a temporary key in the homeowner’s mailbox.
The key remains in the lock after using. USPS retrieves it on the next delivery cycle.
